1. Booking & Payment

By booking a room with Cozy Rooms, you agree to these terms. Bookings made through our website are confirmed once payment (or the agreed deposit) is received. Rates vary by day of the week and are shown in full before you confirm your booking.

2. Check-in & Check-out

Check-in is from 15:00. Check-out is before 11:00. Self check-in instructions (door code) are sent by email the day before arrival. Early check-in or late check-out may be arranged in advance, subject to availability.

3. Cancellation Policy

Free cancellation up to 24 hours before check-in. Cancellations made after this window, or no-shows, may be charged the full amount of the first night.

4. House Rules

No smoking indoors. No parties or events. Please respect quiet hours and treat the room and building with care. Guests are responsible for any damage caused during their stay.

5. Occupancy

Rooms are booked for the number of guests specified at booking. Please contact us in advance if your party size changes.

6. Liability

Cozy Rooms is not liable for loss, theft or damage to personal belongings during your stay, except where required by Belgian law.

7. Governing Law

These terms are governed by Belgian law. Any disputes will be handled by the competent courts of Antwerp.
